Molo trims specialist buy-to-let and semi-commercial rates
Semi-commercial two-year fixes now start from 5.91%, with five-year fixes from 6.38%.
Molo has announced that it has cut buy-to-let rates across its specialist and semi-commercial ranges for UK-resident borrowers, with two-year fixed rates falling by five basis points and five-year fixed rates by seven.
Specialist buy-to-let rates cover multi-unit freehold blocks (MUFBs), houses in multiple occupation (HMOs) and new-build properties. Two-year fixes in the range now start from 3.66%, with five-year fixes from 5.38%, and the changes take effect immediately.
The lender continues to price larger properties without additional premiums, including MUFBs and HMOs with 12 or more units or rooms.
Semi-commercial pricing has also fallen, with two-year fixes starting from 5.91% and five-year fixes from 6.38%.
Standard buy-to-let rates remain unchanged, starting from 3.66%. Rates for non-UK-resident and expat borrowers also stay the same, starting from 4.88% and 4.68% respectively at up to 85% LTV. Molo will update its full range of product guides for UK residents, non-UK residents and expats and make them available from 19th October 2026.
Martin Sims, distribution director at Molo (pictured), said: “Landlords and brokers continue to operate in a market where financing costs remain a key consideration and economic conditions can change quickly. Where funding conditions allow, we are committed to passing those benefits on to borrowers.
“These latest reductions across our Specialist buy-to-let and semi-commercial ranges provide brokers with more competitive options for clients looking to purchase or refinance, helping investors make the most of emerging opportunities in the market.”
