Specialist mortgage lender for people aged over 40, LiveMore, has announced that it has completed its third residential mortgage-backed securitisation (RMBS), a social bond securitisation named Exmoor Funding 2026-1 that raised £212m to fund lending to older homeowners.

The deal sits under LiveMore’s Social Bond Framework and aligns with the International Capital Market Association (ICMA) Social Bond Principles. LiveMore says it gives investors a way to back a capital markets transaction that targets both financial returns and measurable social impact, which it describes as a rare offering in the UK mortgage space.

Simon Webb, managing director of finance and capital markets at LiveMore (pictured), said: “This is more than a transaction - it’s a signal of what capital can and should do. We are proud to be one of the very few UK mortgage lenders offering ICMA-aligned social bonds, helping to tackle a major societal challenge: access to fair and flexible finance in later life.”

The issuance supports LiveMore’s aim of widening mortgage access for under-served customers aged 40 and over.

S&P and Moody’s rated the social bond securitisation. It also received a Simple, Transparent and Standardised (STS) designation under EU/UK regulation, and was assessed for the Capital Requirements Regulation (CRR) and Liquidity Coverage Ratio Regulation (LCR).

ISS ESG provided a Second Party Opinion (SPO) ahead of the issuance, confirming that LiveMore’s lending to underserved borrowers qualifies as a social project category under the ICMA framework. The categories include broadening access to homeownership for a segment often excluded from mainstream credit, enhancing financial inclusion and stability in retirement, and addressing UN Sustainable Development Goal 10: Reduced Inequalities.

Webb added: “We’re aligning who we lend to with how we fund ourselves, proving that responsible lending and responsible investing can go hand in hand.”
