Brokers can now place regulated bridging cases with Central Trust across Scotland and Northern Ireland, in addition to England and Wales.

The lender says it wants to broaden access to short-term finance where lender choice has traditionally been more limited, particularly in Northern Ireland, where the regulated bridging market has fewer active lenders and many apply higher minimum loan sizes. Central Trust offers regulated bridging loans from £20,000.

The lender also provides up to 70% LTV on properties worth at least £75,000 in Scotland and Northern Ireland, giving brokers additional flexibility when placing smaller borrowing requirements.

In England and Wales, maximum LTV sits higher at 75%. With a maximum term of 12 months, the product is tailored for short-term needs such as purchasing a new home before selling the existing property, breaking property chains or completing home improvements prior to selling.

Central Trust’s chief executive, Debbie Burton said: “Expanding our regulated bridging proposition into Scotland and Northern Ireland is an important step in making short-term finance more accessible to brokers and their clients across the UK.

"We recognise that smaller regulated bridging requirements can be more challenging to place in these markets, so offering loans from £20,000, alongside up to 70% LTV, gives brokers greater choice and flexibility. Our aim is to make the process of placing regulated bridging cases as straightforward and consistent as possible, wherever the property is located.”
