Paradigm Mortgage Services has added Gable Mortgages to its lender panel, providing its member firms with access to the lender’s range of zero-deposit mortgage products.

Gable Mortgages is a new-to-market lender focused on providing mortgage options without the need for a traditional deposit.

Its products are available in England and Wales to both first-time buyers looking to get onto the property ladder and next-time buyers who may not have sufficient equity in their existing property to fund their next move.

The lender currently offers five-year fixed rate 100% LTV residential purchase products, covering both existing properties and new-build homes.

Gable’s standard zero-deposit product is available on existing and second hand properties and comes with a 1% product fee. Its new-build zero-deposit product is available through Own New and participating developers, with no product fee payable by the customer, while new-build flats and additional financial and non-financial builder incentives can also be accepted.

Gable also offers enhanced affordability for key workers. Standard affordability is available at up to 4.5 times loan-to-income, increasing to five times income where there is one key worker on the application and 5.5 times income where both applicants are key workers.

The lender can also consider applications from borrowers with indefinite leave to remain, right of abode, settled or pre-settled status, as well as selected applicants with time-limited work visas, including skilled worker and health and care worker visas, subject to its criteria requirements.

Richard Howes, managing director of mortgages at Paradigm Mortgage Services, said: “Deposit requirements continue to be one of the biggest challenges facing prospective purchasers, and while this is often viewed primarily as a first-time buyer issue, there are also existing homeowners who would like to move but simply do not have the level of equity required to fund their next purchase.

“Gable has entered the market with a proposition specifically designed to address these issues, and its 100% LTV options give our member firms another route to consider for clients who have demonstrated they can afford their mortgage payments but do not have access to the deposit that would normally be required.

“We are also pleased to see the additional affordability available for key workers, alongside criteria which can support a wider range of residency circumstances. These are areas where access to different lender criteria can make a genuine difference to an adviser’s ability to find an appropriate option for their client.

“Providing our member firms with access to a broad range of lenders and criteria remains central to the Paradigm proposition, and Gable brings something different to our panel at a time when the industry continues to look at how it can support more people onto, and up, the housing ladder. We are very pleased to welcome the Gable proposition to the panel and look forward to working closely with the team there.”

Lisa Crane, mortgage operations director at Gable Mortgages, added: “We’re delighted to partner with Paradigm Mortgage Club as we bring Gable’s new 100% mortgage to its extensive community of directly authorised advisers. Paradigm’s strong lender relationships, whole-of-market reach and commitment to practical, technology-enabled support make it an ideal partner for this launch. Together, we can give advisers another valuable solution for first-time buyers who can afford the monthly repayments but have been held back by the challenge of saving a substantial deposit, helping more customers take a confident step onto the property ladder.”
