GB Bank has relaunched its commercial investment lending proposition, raising its maximum loan size from £20m to £25m and giving brokers direct access to a team of experienced underwriters on complex commercial cases.

The specialist bank will support a broad range of commercial investment purchases and refinances, with both bridging finance and longer-term commercial lending on offer. Brokers can also structure a combination of the two within a single funding arrangement, allowing clients to benefit from the speed of a bridging loan at the outset while retaining a route to term finance once a transaction is ready for it.

The refreshed proposition is aimed at intermediaries whose clients need a lender able to look beyond rigid criteria. GB Bank will consider retail units, office buildings and mixed-tenancy properties up to 65% LTV, across a wide range of ownership structures including individuals, limited companies, Special Purpose Vehicles and trusts.

Each application is assessed on its own merits. Brokers can work directly with the bank's lending team from initial enquiry through to completion, with the proposition available across mainland England, Scotland and Wales.

Pankaj Thukral, chief lending officer and deputy CEO at GB Bank (pictured), said: "GB Bank's commercial investment lending proposition is a direct response to conversations we've been having with intermediaries, who have told us they want greater support with commercial property opportunities.

"Commercial property transactions rarely fit neatly into a box. Borrowers increasingly need a lender that can take a holistic view of an opportunity and structure funding around the asset, the borrower and their longer-term objectives.

"Our specialist lending team understands the complexities that can come with commercial investment transactions and works closely with brokers to structure facilities that meet the needs of both the borrower and the asset. With bespoke underwriting and dedicated support available on loans from £1 million to £25 million, brokers can be confident that their cases will receive a clear and considered response."

The combined structure is intended to give brokers a single point of contact for end-to-end solutions across a range of scenarios, including:

  • Property purchases
  • Portfolio refinances
  • Refurbishment funding
  • Longer-term investment planning
