Ultimate Finance launches semi-commercial bridging loan

Ultimate Finance announced the launch of a semi-commercial bridging loan to its full UK broker network following a trial with select partners.
The product offers short-term funding of up to £4m for properties that combine both residential and commercial elements.
The loan supports a range of scenarios including purchases, refinancing and refurbishment, as well as development exit strategies, where borrowers require a time-sensitive funding solution.
Ultimate Finance says it has developed the proposition in response to broker feedback and changing deal flow across the market.
Liam Cavanagh, head of bridging finance at Ultimate Finance, said: “The trial confirmed there is consistent demand for a clear, practical semi-commercial bridging proposition. Expanding the product across our broker network is an important step and reflects the feedback we’ve had on where support is needed. We look forward to working with brokers to help their clients progress mixed-use transactions with greater certainty.”
